Commercial rent index of the Chamber of Commerce and Industry (IHK) Chemnitz

Every two years, the IHK Chemnitz publishes a commercial rent index for the independent city of Chemnitz as well as for municipalities of the districts of Central Saxony and Zwickau, Erzgebirge and Vogtland.
Why is a commercial rent index helpful?
Rents for commercial properties are freely negotiable. They are determined by supply and demand. Despite the freedom in setting and negotiating them, rents remain one of the major cost factors for businesses. The question of an appropriate level of rent therefore comes up time and again. Owners, consultants, brokers, developers, evaluators and judges as well as potential tenants often seek benchmarks as a basis for assessments and decisions.
There was only sparse information about commercial rents for the IHK district of Chemnitz until now.

What is the rent index based on?
The basis for the commercial rent index is reliable information from regional market participants from the following situations:
• conclusion of new contracts,
• automatically (passively) or separately (actively) agreed extension of existing contracts or
• rent adjustment from an indexation that has been enforced/a graduated rent agreement that has taken effect.
This meets the objective of portraying rents without influence from desired rents.
The rent index is a simple collection of rental prices. This means that all data can be taken into account and guide values reported for a larger number of local authorities. The level of detail varies depending on the city.
Rental price data is supplemented by, for example, location-specific figures.
